Baker McKenzie: Poland has a chance to become an attractive market for data centers

Currently, the commercial real estate market in Poland and Europe is recording the biggest rebound in the last three years. The warehouse sector is still developing intensively, thanks to high online sales. Many new facilities are being built, which attract foreign investors, often from the Baltic countries and the Czech Republic. New shopping centers are also being built, although smaller, mainly in smaller towns in Poland. Hotels are also attracting increasing interest.

Weronika Guerquin-Koryzma, a partner who heads the real estate team at Baker McKenzie, points out that Poland also has the potential to become an attractive market for the construction of data centers. In other European countries, the construction of such facilities is heavily regulated, which may give Poland an advantage.
Weronika Guerquin-Koryzma also points out that the situation in the office sector is slightly different. The vacancy rate in Polish regional cities is still relatively high.
Apartments for rent and student residences are gaining popularity among investors. The latter are very popular due to their small base and the growing influx of foreign students.
The market is waiting for the regulations regarding REITs. Work on the assumptions for the act is coming to an end – adds Weronika Guerquin-Koryzma.
Weronika Guerquin-Koryzma was a speaker and special guest at the 17th edition of the European Economic Congress, which took place in Katowice. She took part, among others, in the debate “The Real Estate Market in Poland and Europe”.
