
In Ukraine, agricultural land prices have been increasing since the beginning of the year. If in late spring, in May 2025, a hectare of land was sold for 52.1 thousand UAH (which was a record value at that time), then in October it could be purchased for at least 65,303 UAH.

According to the resource, in general, prices per hectare of land in the regions range on average from 30,252 to 388,651 UAH.
That is, the cost of 1 hectare in the most expensive region is almost 13 hectares in the cheapest.

The most expensive land is in Ivano-Frankivsk region – an average of 388,651 per hectare. And also in the following regions:
- Kyiv region — 159,174 UAH/hectare.
- Ternopil — 141,752 UAH.
- Cherkasy — 125,006 UAH/hectare.
- Lviv region — 118,034 UAH/hectare.
- Chernivtsi — 106,477 UAH/hectare.
- Transcarpathian regions — 105,670 UAH/ha.
- Slightly lower prices in the following areas:
- Dnipropetrovsk — 36,109 UAH/hectare.
- Kherson — 36,215 UAH/hectare.
- Odessa — 37,154 UAH/hectare.
- Donetsk — 38,308 UAH/hectare.
- Mykolaivska — 39,422 UAH/hectare.
The lowest prices were recorded by analysts in the Zaporizhia region – here a hectare costs an average of UAH 30,252.

At the same time, according to analysts, the area of land sold has decreased. In October 2025, 3,191 hectares were already sold, which is almost 21,500 hectares less than in September.
At the same time, the largest amount of land in Ukraine was sold in February — 27,584 hectares. The smallest amount so far was in October.

Still, experts advise Ukrainians to buy land. For example, economic expert Serhiy Fursa considers agricultural land an attractive investment tool.
According to him, this is an asset:
- Which should increase in price in the long term, “especially against the backdrop of European integration.”
- Who is not afraid of Russian shelling.
At the same time, the expert noted, profit from the land can be received “right now.” To do this, according to him, it is enough to “lease this land to some agricultural holding or agricultural company.”
We also recall that some market participants believe that the land law should be revised.
