Apartments are getting cheaper. “The supply is huge, and sellers don't want to wait.”

Although asking prices are still very high, discounts of up to several percent are increasingly available. The supply of apartments is enormous, and sellers don't want to wait, notes “Rzeczpospolita” in Tuesday's edition.

“Rz” notes that asking prices for new apartments have stabilized. However, they remain high: in Warsaw, average prices are around PLN 18,000 per square meter, in Krakow – around PLN 16,700, in Wrocław – around PLN 14,700, in Poznań – just under PLN 13,600, and in cities of the Upper Silesian-Zagłębie Metropolis – around PLN 11,400 per square meter. The secondary market is also expensive.

However, as “Rzeczpospolita” emphasizes, we're talking about average asking prices. Marcin Drogomirecki, an expert at the Morizon-Gratka Group, quoted in the article, admits that changes in these prices, both month-on-month and year-on-year, are minor. The situation is different when it comes to the prices at which transactions are concluded.

They are lower by several to a dozen or so percent.

“Some owners, especially those of larger apartments, have stopped sticking to their asking prices,” admits Rafał Bieńkowski, an expert at Nieruchomosci-online.pl. This is a reaction to problems attracting buyers.

“Rzeczpospolita” points out that the market is dominated by wealthier buyers, perhaps with money from the sale of another property, who are looking for apartments in better locations, larger apartments, and higher standards. Less interest is generated by very small apartments and those requiring significant renovation costs, especially when the price doesn't factor this in. (PAP)
