Dalata Hotel Group announces opening of first hotel in Spain

The Dalata hotel group has announced the opening of its first hotel in the Spanish capital.

The Irish hotel chain has signed an agreement with Grupo Insur to lease the new 4-star Clayton Hotel, which will be built in Madrid.

The hotel will be located in the Valdebebas area, a rapidly developing and dynamic part of Madrid, located close to Adolfo Suarez Madrid-Barajas Airport, the fifth busiest in Europe.

Grupo Insur is a leading Spanish real estate company with over 75 years of experience and listed on the Madrid Stock Exchange.

The full-service Clayton Hotel is expected to open in the first quarter of 2029 and will feature 243 guest rooms, a restaurant, bar, meeting and event space, an outdoor pool and a gym.

The all-electric building will be equipped with state-of-the-art heat pumps and will receive LEED Gold certification for its energy efficiency and sustainable design.

Once completed, Dalata will operate the hotel under a 15-year lease with options for two 5-year extensions.

The guaranteed minimum rent will include phased increases over the first three years and then will be based on the hotel's revenue.

While the airport will play a key role in demand, Valdebebas is also home to one of the largest exhibition and entertainment centres in Europe, IFEMA Madrid, which attracts around 4 million visitors each year, as well as Real Madrid's training centre, Real Madrid City.
